Listing-optimisation tools score your title and photos against market data. None of them read sixty reviews and tell you that your lockbox is mentioned fourteen times, that six of those are in the last twelve stays, and that the fix is a message sent at 4pm instead of at booking.
Averages move slowly
A lifetime rating cannot fall fast. A property can be averaging 4.0 across its last eight stays while the headline number still reads 4.7 — and the headline is what you look at, while recent reviews are what guests read.
Five-star reviews hide complaints
Guests who like you often give five stars and put the problem in the text anyway. Nothing escalates internally, because the score looks fine — but every prospective guest reads the sentence.
The fix is usually free
Most repeated complaints trace back to a checklist item, a message sent at the wrong time, or a promise in the listing that the property does not quite keep. Those cost nothing to change.

This is an outside read of public information. Causes are the most likely explanation consistent with your reviews, not confirmed fact, and anything we cannot determine is marked as such rather than guessed.
No guarantees, because nobody can make them
We make no claim about future bookings, ratings, revenue or search ranking. What we will say is “this addresses the complaint appearing in 8 of your last 60 reviews.” That is a checkable statement; the other kind is not.
Every number is recomputable
Each finding quotes the review it came from and each count can be re-derived from your own public review page. If you check one and it is wrong, the whole document is worthless — so we verify every quote against the source before it reaches you.
